Access Statement

RAINSBURY HOUSE COTTAGES ASCCESS STATEMENT

There are no special facilities for people with mobility, visual or hearing impediments. We have described below the features of both cottages which may impact on access issues.

There is ample space for vehicles to access the entrances to both The Barn and Barn Owl Cottage, although we ask guests without mobility issues to park in a concreted yard 50m from the cottages, once luggage and/or shopping has been unloaded.

THE BARN

The Barn is approached, from a sloping gravel courtyard, up a flight of three stone steps, with a metal handrail on one side and a wooden handrail on the other. The ground floor has one double bedroom with en suite (bath with shower over), and one twin and one twin/double bedroom which share a shower room with large walk-in shower, wash basin and wc. All of these rooms are on one level. The ground floor also has an exit (via a 4cm door sill) through the boot room, shared with Barn Owl Cottage, which gives access to a sloping driveway to street level at the rear of the properties.

 From the ground floor is a flight of carpeted stairs, with wooden bannisters, to the first floor, where there is a bedroom with en suite bathroom/shower room to one side of a galleried landing, and a kitchen and sitting room to the other side, all on one level.  A stair gate is available between the entrance to the kitchen and the galleried landing/staircase. There is a utility room/cloakroom off the kitchen, approached via a very small step, and a door from the utility room, with one step down to the back garden. There is also level access to the rear garden  from the sitting room via double wooden doors which lead to a patio area and then down two shallow stone steps to a large garden comprising lawns and flowerbeds. There is no access from the garden to street level, other than via a fairly steep flight of garden steps, without any handrails leading round to the front of the building.

BARN OWL COTTAGE

Barn Owl Cottage is also approached from the sloping gravel courtyard, which is easily accessible to vehicles. It has a small lawned garden, with a willow tree and garden table/chairs, to one side of the shared courtyard.

The front door gives level access to one twin and one single bedroom, and a bathroom with a bath, and shower over, washbasin and wc.  From the hallway is a flight of four carpeted stairs, with handrail on the right, and low stone wall on the left, leading up to an open plan kitchen and sitting room. This then gives access via a level corridor to a double bedroom, which has level access via french doors to the gravel courtyard fronting the properties.  The bathroom serving this bedroom is accessed by three steep carpeted steps, with a handrail on the right. This bathroom has a walk in shower, washbasin and wc.  The hallway outside the bathroom gives level access to a boot room, and a doorway out to a sloping driveway to street level at the rear of the property.
